Unique Considerations for Buying Lakefront Properties

Lake properties come with their own set of unique benefits and drawbacks in the world of realty. If you’ve been checking out lakefront properties for your new permanent or vacation homes, be aware that there are many things which could hinder your enjoyment of the beautiful scenery and recreational opportunities lake properties afford. Being aware of the possible problems with buying homes by a lake will help you to make a more informed decision instead of rushing into something you’ll later regret. The following are two of the most common issues with lakefront properties.

Finding out after the fact that the water levels of the lake change drastically.

It’s obvious that if the lake is prone to swelling in the spring and shrinking in late summer, you could have problems with flooding. Not only that, drastic water level changes cause greater amounts of erosion, which could endanger the foundation of your home or cause other structural issues.

Avoid this by personally inspecting the lake properties you are interested and noticing where the water levels are, and where they have been before. If possible, talk to your potential neighbors about their experience with the lake’s water level changes. Talk to home owners who have used your realty agency to buy or build to get a good perspective on their standing in the area and the level of satisfaction from their services.

Finding out after the fact that your property is on a flood plain and you are unable to get insurance or must pay through the nose for it.

If you’ve never owned homes by the lake before, you probably don’t even know what a flood plain is. Basically, a flood plain is the area into which a body of water will go when it floods. There are many ways of determining this, none of which are completely fool-proof, but the easiest way is to ask your realty agent and get a map from local insurance companies, or from the FEMA website.

Some agencies won’t bother with the specifics of your location, but will automatically rate you for a flood plain if you are within a certain distance of the water. Flood plain area insurance is, of course, more expensive.  Some areas are such high risk for severe flooding that insurance companies will refuse to cover you, so check out insurance at the same time you are looking at properties to avoid this pitfall.
